The Executive Director of the company ‘Agrounik’ LLC contacted us regarding roof leakage issues.

Based on preliminary information, we concluded that the roofs on the buildings within the complex were constructed using roof sandwich panels.

A site visit was organized to inspect the production hall roof where leakage was occurring.

Based on the identified issues, we proposed rehabilitation of the production hall roof using a proven system consisting of a leveling layer of PIR thermal insulation and installation of a waterproofing membrane.

In order to ensure technically correct and high-quality waterproofing works, it is necessary to perform a wind load calculation before the start of installation. This calculation can only be performed by authorized representatives of the membrane manufacturer and/or authorized representatives of the fastener manufacturer.

The following layers were installed on top of the existing roof panels:

  1. Steel fixing strips / substructure – according to wind load calculation
  2. PIR thermal insulation – ‘Bauder PIR FA 60
  3. PVC waterproofing membrane – ‘Bauder Thermofol M18


Thanks to our experienced waterproofing technicians, who demonstrated exceptional commitment and professionalism, the rehabilitation works on the production hall roof were completed within a short timeframe.

This rehabilitation method provides the investor with several key benefits:

  • Permanent waterproofing solution that eliminates existing leaks
  • Full functionality of the facility during works, with no interruption of production processes
  • Additional thermal insulation, improving the energy efficiency of the building

During the inspection of the main hall, which accommodates administrative offices, warehouse, and laboratory, leakage was also observed.

Water ingress occurred at the longitudinal joints of the roof panels. Due to the long slope length (single-pitch roof), panels are connected lengthwise.

Over time, various factors led to the formation of gaps between panel sheets, resulting in leaks.

The most common causes of water penetration in such areas are:

  1. Wind-driven rain entering through the gap
  2. Capillary action drawing water inward
  3. Negative pressure (vacuum effect) pulling water from inside the building
  4. Combination of the above factors

The application of the liquid-applied membrane Sikalastic 641 was carried out during the summer period.

Due to high daytime temperatures, works were started early in the morning and suspended once temperatures exceeded the limits suitable for installation.

Another potential source of leakage identified during inspection was a poorly sealed chimney detail at its connection with the roof of the main hall.

Our versatile waterproofing team performed external insulation (‘demit’ system) on the chimney as an additional courtesy service to the investor, free of charge, as this position was not included in the contract.
