To prevent potential damage, accumulation of debris, and maintenance oversights, regular inspection of waterproofed roof surfaces is recommended.

Recommended Inspection Frequency:

  • Commercial buildings – the maintenance department should inspect the condition of the waterproofing, equipment, and installations (lightning protection cables, solar panels, ventilation systems, etc.) once a month.
  • Residential buildings – if the roof has no penetrations, installations, or equipment, 2 to 3 inspections per year are recommended.

A mandatory inspection should be carried out before the winter season due to increased accumulation of leaves, twigs, and other debris during autumn.

The purpose of these inspections is to preserve the functionality of the waterproofing system and prevent water ingress into the building.
If water penetration occurs, it indicates the presence of a problem—whether caused by damage to the waterproofing membrane or the deterioration of roof equipment.

Most Common Issues on Flat Roofs

Based on our experience from field inspections and interventions, the most common issues include:

  • Damage to the waterproofing membrane (mechanical, thermal, or chemical)
  • Deterioration of silicone-sealed joints (ventilation pipes, steel supports, sheet metal flashings)
  • Damage caused by weather events (strong winds can pull out fasteners and loosen membranes)
  • Construction defects (poorly coordinated details during construction)
  • Improper interventions by unqualified personnel
  • Aged or expired waterproofing (especially bituminous membranes after the end of their service life)

Recommendations for Commercial Facilities

Given the specifics of each roof, it is advisable to plan an annual maintenance budget for waterproofing upkeep and preventive works.
This approach helps prevent major repair costs and extends the service life of the waterproofing system.

IMPORTANT NOTES

  • Roof waterproofing maintenance may be carried out by an internal maintenance department or external contractors engaged for roof cleaning and inspection.
  • After the warranty period expires, the roof must be maintained in proper and functional condition.
  • During installation works on the roof, the waterproofing system must be adequately protected.
  • If any damage to the waterproofing is detected, it must be repaired immediately to prevent water ingress into the building.
